Q3. What level of maintenance will be provided?
Every element of Antoine Predock’s vision will be meticulously maintained in a condition and a quality level no less than that which existed when the project was initially completed (ordinary wear and tear excepted), as required by the governing documents.
Q4. How much is the Bahías Condominium Fee? What does it include?
The 2024 Condominium Fee is $2,112 monthly. It pays for the operation of the Condominium and the maintenance, repair and replacement of the Condominium Common Area. Common Expenses are allocated to each owner on an equal 1/13 basis.
Q5. What is considered Common Area?
Common Areas include the access road, entry gate, green space, and infrastructure servicing the thirteen individual Condominium Lots.
Q6. What is considered Private Area?
Private Areas consist of the individual subdivided condominium lots and the improvements thereon. Each owner is responsible for the maintenance of his/her private area.
Q7. What are the expected maintenance costs for the Private Areas?
While maintenance costs for each Private Area will vary based on lot size, topography and improvements, a preliminary budget is presented below for planning purposes.
Exterior Maintenance ~$3,600 monthly (plus applicable taxes)
Interior Maintenance ~$2,300 monthly (plus applicable taxes)

Q8. How much is your property management fee?
We have a flat fee of $1,500 monthly plus VAT, which covers the management of your entire Private Area (i.e., interior + exterior).

Q9. How do you charge for unscheduled maintenance and repairs?
Unscheduled maintenance and repairs are invoiced at an hourly rate of $35. Billing is in 30-minute increments after the first hour. Materials and third-party service providers are passed through at cost.

Q13. What is the term of the Maintenance Services Agreement?
The contract term is two (2) years.
The agreement may be terminated with a notice period of 90 days.
Q14. When can I sign the Maintenance Services Agreement?
The Maintenance Services Agreement will be executed during the Closing process.
Q15. When do you plan to launch the rental program ?
Given the timing of construction, FF&E installation, and the pre-opening phase, the booking window will likely open in July for reservations during the 2024-25 Festive Season. A soft opening is anticipated next November.
