What is the Club at Peninsula Papagayo?

The Club at Peninsula Papagayo is a private, owners-only membership program that provides access to facilities, services, member programming, and select resort amenities across the peninsula. Membership is available exclusively to qualifying property owners and is governed by the Membership Plan and related Membership Documents; access to certain amenities may be subject to third-party policies, availability, and membership category.

Who owns the Club Facilities?

The Club facilities are owned by Ecodesarrollo Papagayo S.R.L., the master developer of Peninsula Papagayo and a Costa Rican corporation.

  • The Ocean Course, Golf Clubhouse, and Clay Courts are operated by Four Seasons under an agreement with the master developer.
  • Casa de Playa is operated by Andaz/Hyatt under an agreement with the master developer.
  • Papagayo Park and the Clubhouse at Prieta Beach are operated directly by the master developer.

This structure ensures a high standard of service and operations consistent with the luxury experience Peninsula Papagayo is known for.

What programs does the Club offer?

Club members enjoy a rotating calendar of complimentary recreational, wellness, social, and family-oriented programming. Guided by the Club’s mission, programming is designed to help members connect through adventure, exploration, and nature-based experiences that reflect the local environment and culture. Offerings may include fitness classes, racquet clinics, golf instruction, youth camps, workshops, outdoor excursions, and member social events. Programs vary by season and are offered as scheduled.

What privileges are included with a Golf Membership?

Golf Members enjoy full access to the Club’s golf, racquet, fitness, dining, and social experiences—including the Clubhouse at Prieta Beach and the Ocean Course. Privileges include:

  • Priority advance access to tee times and court reservations
  • Complimentary use of Club golf and racquet facilities (excluding applicable retail, instruction, and event fees)
  • Golf conveniences, including cart usage, range balls, and club storage
  • Preferred dining reservation access
  • Complimentary in-calendar programming and activities
  • Member pricing and preferred rates

What services does the Club concierge provide?

The Club Concierge offers personalized assistance to help members plan and enhance every aspect of their stay. Services include:

  • Airport fast track service
  • Ground transfers and shuttle service
  • Car rentals
  • Dinner and spa reservations
  • Tee times and court bookings
  • Tours and local outings

Concierge support is included as a benefit of membership. However, any third-party service costs or reservations arranged through the concierge will be charged to the member’s account.

What are some of the special features of membership?

Refundable Membership Deposit. One hundred percent (100%) of the membership deposit actually paid for a membership, less a 20% transfer fee, is refundable upon resignation and re-issuance of the membership, as further described in the Membership Plan.

Vertical Family Privileges. A member’s spouse or any person designated as a member’s significant other and their children, parents, grandparents, grandchildren, and great-grandchildren and the spouses or significant others of such family members, who do not own a residence in the community are entitled to use privileges while they are on property with or without the member on site.

Resigned Memberships Reissued Prior to Membership Sell-Out. Resigned members do not have to wait until all new memberships in the club have been issued before their membership is reissued, as provided for in the Membership Plan.

No Assessments. Members are not subject to operating or capital assessments.

Transferability of Memberships. Memberships are transferable through the club to the subsequent purchaser of a member’s residence or homesite in the community.

Preferred Pricing. Members are entitled to receive discounts at resort outlets and on resort services as set forth in the Schedule of Dues, Fees and Charges.

Legacy Transfer. Members can request the transfer of their membership through the Club to their adult child or grandchild as further described in the Membership Plan.

Inheritability. Upon the death of a member, the membership can be transferred to his or her spouse (or significant other) or an adult transferee as further described in the Membership Plan.

Lessee Privileges. Golf Member privileges may be temporarily transferred to a lessee.

Concierge Services. A bespoke concierge service is available that enables members to arrange for a variety of personal services and business assistance.

Club Newsletter. Members receive periodic newsletters containing information about events and activities at the club and other items of interest.

Website. The club website provides access to regular updates on club programs and special events.

Mobile App. The Club Essentials Mobile App makes it easy to access the club calendar and make dining and tee time reservations on the fly.

Who is eligible to acquire a membership in the Club?

Will my family members be welcome at the Club?

Absolutely. Each Club membership is a vertical membership, extending privileges to multiple generations of your family.

This includes the member’s spouse or designated significant other, as well as their children, parents, grandparents, grandchildren, and great-grandchildren—along with the spouses or significant others of these family members who do not own property in the community.

All eligible family members may enjoy the full privileges and benefits of membership whether or not the primary member is present on property. The Club is committed to offering a wide range of programs and activities designed to engage and delight family members of all ages.

May I invite guests to the Club?

Yes. Members are welcome to invite guests to enjoy the Club facilities, subject to the terms of their membership category and the Club’s rules and regulations, which are designed to preserve the exclusivity of the member experience.

To maintain this standard, the Club may place limits on:

  • The number of outside guests a member may host, and
  • The number of visits any individual guest may make during each membership year.

Can short-term rental guests access Club Facilities while the member is away?

Short-term rental guests staying in a Golf Member’s residence while the Member is away are entitled to access Club Facilities during the rental period, subject to payment of applicable fees and compliance with the Membership Plan and the Rules and Regulations.

Can non-members use the Club Facilities?

Yes, under specific conditions. The Club permits access to certain facilities for:

  • Short-term rental guests staying in a Golf Member’s residence, who may use the Club facilities upon payment of applicable fees and in accordance with the Membership Documents.
  • Select guests of the Master Developer who are exploring membership opportunities, subject to terms and conditions set by the Club.

These access privileges are designed to maintain the exclusive nature of the Club while accommodating select guests connected to members or resort partners.

What fees are required to join?

New members are required to pay a $150,000 refundable membership deposit. The deposit is 100% refundable upon resignation and reissuance of the membership, less a 20% transfer fee, in accordance with the Membership Plan.

In addition, new members must pay a $30,000 non-refundable eligibility fee.

Eligibility Fee Waiver: The eligibility fee may be waived for applicants who purchase property in the Community from a Club member who was in good standing as of April 30, 2018, and remains in good standing at the time of transfer, provided the new membership agreement is executed, and the required membership deposit is paid within 90 days of the real estate closing.

What are the annual membership dues?

For the 2026 calendar year, Golf Membership dues are $35,000.
Dues are payable annually, in advance.

Can I transfer my membership to the person who purchases my residence or homesite?

Yes. Members who own a residence or homesite within the community may arrange to have their membership transferred to the subsequent purchaser, subject to Club approval.

To complete the transfer:

  • The purchaser must be approved for membership by the Club.
  • The purchaser must pay the prevailing membership deposit in effect at the time of transfer.
  • The transfer must be completed within 90 days of the real estate closing to avoid incurring an additional eligibility fee.

This transferability is a valuable benefit of membership. Even if new memberships are not currently available, an approved purchaser may still obtain the seller’s membership through the Club, ensuring continued access to member privileges.

What happens if the future buyer of my home does not want to acquire my membership?

If your membership is not transferred to the purchaser of your residence or homesite, it will be treated as a resigned membership and placed on the resigned membership waiting list for reissuance on a first-resigned, first-reissued basis.

The reissuance process depends on whether all memberships in that category have been initially sold:

  • Before all memberships in a category are initially sold:
    The Club will reissue one resigned membership for every four memberships issued (if a resigned membership is available). The remaining three memberships will be issued from the Club’s unissued inventory. This helps ensure resigned memberships can be reissued even before the category is fully sold out.
  • After all memberships in a category are initially sold:
    All memberships issued in that category will be reissued from the resigned membership waiting list.

This structured process helps ensure resigned memberships are reissued fairly and efficiently over time.

How does Club management stay informed about the desires of its members?

The Club is committed to offering services, programs, activities, and events that reflect the interests and preferences of its members.

To ensure alignment with member expectations, an Advisory Committee—comprised of both Club members and management—meets quarterly to discuss topics of importance and review feedback from the membership community.

This collaborative approach helps guide decision-making and fosters an ongoing dialogue between members and Club leadership.
